Retail, office, factory or mixed use
Many properties, in particular those including retail and/or office use in addition to accommodation, pure retail, pure office and/or workshop/factory/storage units usually fall outside the scope of most lenders and require ‘commercial lending’.
 
Where a residential accommodation component (above 40% of total floor area) is to be used by the purchaser or their immediate family the finance must come from a regulated lender (further reducing the options available).
 
Unlike standard residential mortgages there are few detailed published products and comparative databases generally available
and individual negotiation of commercial loan is usually necessary.
 
Whatever the nature of the property you wish to acquire I will be pleased to advise on the implications, identify suitable lenders, negotiate terms and progress your application.
 
Detailed business plans are often required in support of commercial mortgage applications and, if needed, we can provide experienced internal resource to assist you in the preparation and/or checking of the same in advance of application.
 
Mortgage finance for HMOs (Houses in Multiple Occupation) also falls outside the scope of most lenders (including many Buy to Let specialists) and I am pleased to assist in this area.
 
Particular care must be taken in the selection of insurance for all such properties, particularly where mixed use of a property is expected - we work with a number of specialists in this area and I will be pleased to advise you on suitable arrangements and arrange appropriate cover with ongoing regular reviews to protect your best interests at all times.
